Real Estate Title Agent I

Job Type: Contract (Till 06/12/2026, with high possibility of extension)

Location: Jackson, MI 49201

Work Arrangement: Hybrid (In-office: Monday, Tuesday, Thursday | Remote: Wednesday, Friday)

Position Overview:

CMS Energy is seeking a diligent and detail-oriented Real Estate Title Agent I to support its Program Research team. This role is pivotal in managing and verifying land rights for underground infrastructure projects. The successful candidate will demonstrate expertise in title research, legal document interpretation, and mapping systems such as GIS, contributing to over 200 miles of planned underground expansion next year.

This department handles all non-project-related research and is responsible for ensuring the accuracy and integrity of land rights, titles, and agreements related to company-owned or used property.

Key Responsibilities:

  • Conduct due diligence on conveyance documents (e.g., fee simple deeds, easements, leases, rights-of-way, releases, licenses, and permits).
  • Review and interpret legal descriptions and mapping data to validate property boundaries and rights.
  • Analyze and resolve title discrepancies through curative actions.
  • Perform comprehensive chain of title research using courthouse, internal, and governmental records.
  • Collaborate closely with internal stakeholders, including consistent interaction with team lead Jeremy.
  • Prepare and maintain documentation, reports, and spreadsheets supporting real estate research and project tracking.
  • Apply company standards, regulatory requirements, and procedures to all title and land research activities.

Qualifications:

  • Minimum 3 years of experience in the Right of Way or Real Estate industry.
  • At least 1 year of direct experience as a Title Agent or similar role.
  • Strong knowledge of legal descriptions, property conveyance instruments, and easement interpretation.
  • Experience with GIS and mapping technologies preferred.
  • Ability to work independently with minimal supervision while managing shifting priorities.
  • Excellent analytical, organizational, and communication skills.
  • Strong attention to detail and high level of accuracy in documentation.
